What Moonlight Basin's Median Price Is Actually Measuring

In most states, a buyer who wants to check a broker's comps can look them up. Pull the county record, find the sale price, compare it to the asking price down the road. In Montana that door is closed. The realty transfer certificate filed with every deed is not a public record, and sale prices are held confidential by the Department of Revenue and the county clerk. The state's own tax appeal guidance tells property owners that if they want the sales the Department used to value their parcel, they will need to sign a confidentiality agreement to see them.

That single fact changes how you should read every price figure you have seen for Moonlight Basin. With no public sale record to check it against, the neighborhood median becomes the number people repeat, and in Moonlight Basin that median is not describing the neighborhood. It is describing one development's closings.

A Median Is a Mix Report, Not a Value

Moonlight Basin records a few dozen sales in a full year. Year-end area reporting compiled from Big Sky Country MLS data put 2025 at 37 recorded sales across the whole community, with roughly 28 active listings in any given month. That is a small enough pool that the identity of the sellers matters more than the direction of the market.

Now add a product line that did not exist three years ago. One&Only Moonlight Basin opened on November 18, 2025, on a 240-acre site inside the community, and its residential program is building toward 62 private homes plus eight private estates. Homes on the market there have been running roughly 3,670 to 5,677 square feet in five- and six-bedroom configurations, listed from about $9.1 million to $18.5 million, with phase three under construction as of September 2026. In that same 2025 year-end reporting, One&Only private homes accounted for 17 of the neighborhood's 37 sales, and the area median crossed $10 million.

Read those two figures together and the median stops being a market signal. Nearly half the closings came from one new-construction line priced at the ceiling of the community. The median moved because the mix moved. Meanwhile the same reporting showed Moonlight inventory spanning from entry-level condominiums near $2.8 million to single-family homes approaching $15 million, which is a spread wide enough that no single number sits meaningfully in the middle of it.

For context on what the broader market was doing while those prices printed: Explore Big Sky reported in March 2026 that total 2025 Big Sky sales volume ran similar to 2024 and roughly 23 percent above 2023, that fourth-quarter 2025 sales were up about 25 percent year over year, and that January 2026 produced a three-year monthly high in closed sales with new listings up nearly 26 percent. Those are six-month-old, area-wide figures as of this writing, and they are directional at best. They tell you activity was healthy. They tell you nothing about whether a Cowboy Heaven cabin is worth what a One&Only home is worth per square foot, which is precisely the comparison a neighborhood median invites you to make.

Three Price Populations Inside One Community

Moonlight Basin covers roughly 8,000 acres on the north flank of Lone Mountain. Inside that footprint, three distinct groups of property trade, and they are not substitutes for one another.

A comp drawn from one of these populations does very little work when applied to another. The One&Only homes carry a brand, a service model, and a delivery date. A 2008 cabin carries none of those and was never priced against them. When a buyer tells me the Moonlight median is above $10 million, what they usually mean is that they saw a number produced mostly by the second row of that table.

The Price Tells You Less Than the Door It Opens

Here is the part that surfaces late in a transaction and surprises people. Two Moonlight Basin listings at similar prices can convey different access.

The resort sits inside a larger master-planned community that operates its own private club with its own homes, condominiums, lodges, and restaurants. Homeowners at One&Only have access to the resort's facilities. The club side is opened by a separate Moonlight Basin membership, which is where Moonlight Lodge, LakeLodge, Three Forks dining, Moonlight Outfitters, Ulery's Lake, and The Reserve golf course live. The club's own materials describe Signature and Sports membership categories, with Bridget French listed as Director of Membership and Wellness. The club does not publish a public initiation and dues sheet, which means any figure you find quoted secondhand should be treated as unconfirmed until Member Services puts it in writing for the specific property you are considering.

This is why price per square foot across Moonlight submarkets compares different bundles wearing the same unit of measurement. It is also why the question I ask first on a Moonlight listing is not about the house. It is: what conveys, who approves the transfer, what does it cost, and will the club confirm it in writing before the inspection period closes.

The Next Phase Will Move the Median Again

Moonlight West is the reason the current median has a short shelf life. The Moonlight Basin West 1 planned unit development covers approximately 835.02 acres inside the community's overall development plan, laid out as a mixed-use subdivision with 69 lots and tracts, primary access via Moonlight Trail, and water service coming from an expansion of the Moonlight Basin Water and Sewer public system operated by MT Moonlight Basin Water and Sewer, LLC. Those details come straight from the Madison County staff report on the project.

When the project moved through county review, NBC Montana's coverage described the plan as 45 custom home lots plus seven condominium tracts holding 51 housing units, with commercial units slated for uses including child care, a ski school, a medical clinic, restaurant and bar space, and mountain operations. Kevin Germain, the community's vice president, was the voice for Moonlight through that process. Most of the acreage is the existing golf course.

Follow the arithmetic. If condominium units in that phase begin closing before the next run of One&Only homes, the Moonlight median will drop, possibly by several million dollars, in a year when no existing owner's home lost a dollar of value. The number will have moved because the mix moved again, in the other direction. Anyone who read the 2025 median as a market level will read the next one as a market crash. Both readings will be wrong for the same reason.

Reading a Moonlight Comp on Purpose

Since you cannot pull the sale yourself, the discipline has to come from the questions you ask about it.

  1. Which of the three populations did this comp come from, and is my target property in the same one?
  2. Was it new construction sold by the developer, or an arm's-length resale between two owners?
  3. What access rights transferred with it, and were they confirmed by the club in writing rather than described in a listing remark?
  4. How many sales are inside the median being quoted to me, and how many of those came from a single project?
  5. What is currently under construction or platted nearby that will close before I sell?

None of those questions can be answered by a portal estimate, and in a non-disclosure state a portal estimate is working without the one input that would matter most. That is not a knock on the tools. It is a description of the data they are allowed to see.

FAQ

If sale prices are confidential, how does anyone price a Moonlight property? Through MLS transaction data available to licensees, combined with judgment about which sales are genuinely comparable. The confidentiality applies to the public record, not to the working knowledge of people who handled the transactions. The practical consequence is that the quality of your pricing depends entirely on how carefully the comps were selected.

Does the ski access differ across Moonlight Basin? Big Sky Resort acquired Moonlight's terrain in 2013 and the two operate as one connected mountain, and the Madison 8 lift replaced Six Shooter on the Moonlight side, roughly doubling uphill capacity there. What varies by property is how you reach the snow. Some homes sit on ski routes, others depend on a short drive or shuttle, and the One&Only parcel has its own heated gondola that reaches the Madison Base in about five minutes. Verify the specific access for the specific address.

Is now a bad time to buy in Moonlight Basin because the median is so high? The median is not the entry point. It is the midpoint of a small set of closings that has been weighted toward one new development. What matters for your decision is the price of the specific product you want, what it conveys, and what is being built near it.
